Portland sales rose even with more price cuts in the metro
Here is the one thing every Portland homeowner should know right now. Realtor.com reported that 31.3% of listings in the Portland metro had price cuts in September 2026. That is nearly 1 in 3 homes. So pricing matters more than it has in years.
Even so, buyers did not walk away. The Real Estate Data Aggregator counted 2,035 homes sold across Portland in the three months ending August 31, 2026. That is up 4.1% from the same months a year earlier. Sales rose even while price cuts were common. That tells you buyers are out there. They are just choosing carefully.
The Real Estate Data Aggregator also counted 1,868 homes for sale in Portland during that same period, down 4.1% from a year before. Fewer homes for sale, but more homes sold. That combination gives a well-priced home a real audience.
What the metro picture means for your street
Realtor.com put the median home price in the Portland-Vancouver-Hillsboro metro at $587,750 in September 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Portland's own ZIP codes tell a more mixed story, which is why the metro number alone can mislead you.
Pending sales across Portland totaled 2,089 in the three months ending August 31, 2026, up 0.8% from a year earlier, per the Real Estate Data Aggregator. New listings came in at 2,344, up just 0.6%. Demand and supply are moving in step. That keeps the market from tipping too far either way.
How ZIP codes split apart
The metro average hides wide gaps. The Real Estate Data Aggregator shows some ZIP codes moving fast, and others sitting much longer. Here is how median sale prices compared across Portland ZIP codes in the three months ending August 31, 2026.
- 197212 – Portland, OR$895,000
- 297210 – Portland, OR$849,000
- 397221 – Portland, OR$846,500
- 497215 – Portland, OR$728,500
- 597214 – Portland, OR$692,500
- 697239 – Portland, OR$637,500
- 797219 – Portland, OR$630,000
- 897202 – Portland, OR$620,000
ZIP 97212 saw the Real Estate Data Aggregator record a median sale price of $895,000, up 10.3% from a year before. Homes there sold in a median of just 6 days, and 67% of homes went under contract within two weeks. That is the fastest two-week rate of any ZIP in this market.
ZIP 97213 also moved quickly. The Real Estate Data Aggregator counted a median sale price of $613,805, up 10.1%. Median days on market was 8, and 59.7% of homes went under contract within two weeks.
ZIP 97206 showed a median sale price of $475,000, up 2.2%, per the Real Estate Data Aggregator. Homes sold in just 11 days at the median, and 40.6% sold above list price. That is a 5.9-point gain from a year earlier.
Where homes are taking longer
Not every ZIP moved fast. The Real Estate Data Aggregator counted a median of 64 days on market in ZIP 97209, though that is 14 days shorter than a year ago. ZIP 97239 sat at 53 days, up 9 days from a year before. ZIP 97233 came in at 39 days, up 17 days.
ZIP 97266 saw its median sale price fall 8.1% to $395,000, per the Real Estate Data Aggregator. Days on market rose 11 days. More homes for sale, longer waits. That is a different market from ZIP 97212, even though both are Portland.
ZIP 97210 had a median sale price of $849,000, down 5.7% from a year ago, with 47 homes sold, down 16.1%. Homes for sale dipped only 1.3%. Pricing pressure is real here. Still, days on market fell 15 days to 35, so buyers are active when the price fits.
What buyers are paying versus list price
The Real Estate Data Aggregator shows sale-to-list ratios above 100% in several ZIP codes. ZIP 97215 came in at 104%, up 2.6 points. ZIP 97212 hit 103.2%, up 2.7 points. ZIP 97218 reached 102.7%, up 1.6 points. In these areas, buyers are regularly paying more than the asking price.
On the other end, ZIP 97209 averaged 97.1% of list price. ZIP 97221 came in at 99.1%. In those ZIP codes, buyers have more room to negotiate. The metro-wide picture of price cuts and the ZIP-level picture of overbidding can both be true at the same time.
Rents and the wider market
Realtor.com reported the median asking rent in the Portland-Vancouver-Hillsboro metro at $1,578 in September 2026, down 2.2% from a year earlier. Across the 50 largest U.S. metros, Realtor.com put the median asking rent at $1,694 for the same month. Portland rents sit below that national figure.
Mortgage rates have climbed. Realtor.com reported rates surged above 7% for the first time since January 2025. That raises the cost of buying and keeps some would-be buyers on the sideline. It also helps explain why sellers in some ZIP codes are cutting prices to meet buyers where they are.
