The big number to know: Realtor.com reported that 31.3% of Portland metro listings had price cuts in September 2026. That means roughly 1 in 3 sellers had to lower their ask. If your price is off, buyers will wait you out.

At the same time, Realtor.com put the median home price in the Portland-Vancouver-Hillsboro metro at $587,750 in September 2026. That is the backdrop. Now look at what is actually happening street by street.

Some ZIP codes are still moving very fast

The Real Estate Data Aggregator tracked the three months ending August 31, 2026. In ZIP 97212, 67% of homes went under contract within two weeks of listing. That share rose 14 points from the same period a year before. The median sale price there was $895,000, up 10.3% year over year. Homes averaged just 6 days on the market.

Not every part of Portland moved fast

Some areas tell a different story. The Real Estate Data Aggregator found that ZIP 97209 had a median of 64 days on the market. Only 12.8% of homes there went under contract within two weeks. Supply sat at 7.6 months, well above a balanced market.

Redfin reported that Portland home prices slipped 0.3% month over month as of October 20, 2026. That small dip fits the price-cut story at the metro level. But as the ZIP code data shows, the city is not one market.

Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025. That adds pressure on buyers and makes sharp pricing even more important for sellers.

In short
  1. About 1 in 3 Portland metro listings needed a price cut in September 2026, per Realtor.com.
  2. But the Real Estate Data Aggregator shows that in ZIP codes like 97212 and 97213, 2 in 3 homes went under contract within two weeks.
  3. Where you are in Portland matters more than the metro average.
